Weaver, Davis and Jacob Realty Group, LLC (WDJ), was created in July 2002 with the vision a retail only, boutique commercial real estate company can provide a multitude of services to its clients through the entire real estate cycle. The principals of WDJ combined, possess over sixty years of retail real estate experience ranging from land development, redevelopment of existing shopping centers, tenant and landlord representation, property management, investment acquisitions and sales of both raw land and improved sites.
Each of the Principals of WDJ has been associated with some of the most high profile brokerage companies and developers in Houston such as, Trammell Crow Company, Wulfe & Co., Henry S. Miller, Grubb & Ellis, CB/Richard Ellis and Sugarland Properties. These affiliations have proven invaluable in the market place as long term relationships have been established with other developers, brokers and lenders. While some of our peers are transaction oriented, we believe in establishing long term relationships with our clients and depend on completing multiple deals over a long period of time. When our clients consider a real estate opportunity we know they will call us to assist them.
Since 2002, WDJ has been hard at work developing numerous types of commercial projects. The list is extensive and includes: nine (9) new retail shopping centers totaling 200,000 square feet, renovation and conversion of a single tenant 23,000 square foot building in a minority market into a multi tenant shopping center with Auto Zone as the anchor tenant, nine (9) build to suit Auto Zone buildings; four of which are in the Houston market, one in Tennessee and four (4) in Florida. Also WDJ has developed, one (1) 13,000 square feet CVS Drug store, a 72,000 square foot self storage facility and a 10,000 square foot single story office building. All totaled, to date, WDJ has developed over $100 million dollars of commercial real estate.
In 2006, WDJ closed the largest commercial land transaction in the Houston Market. With an acquisition price in excess of $26 million, WDJ purchased 112 acre of commercial land in Sugar Land, Texas at the intersection of State Highway 6 and US 90 from Newland Communities.
The Crossing at Telfair, a 112 acre mixed use development will consist of retail shopping centers, single tenant retail buildings, restaurants, office buildings, medical offices, hotels and entertainment venues. In November 2008, the 200 room Hilton Garden Inn-Sugar Land opened as well as WDJ’s 18,000 square foot retail center, Bonaventure Plaza. Also planned for future development is a 50,000 square foot multi-tenant medical office building, a bank, restaurants and a single practice medical office. WDJ will continue to plan the development of the remaining phases of The Crossing at Telfair and is currently in discussions with numerous end users recognizing The Crossing at Telfair as one of the premier developments in the Houston market.
WDJ was instrumental in securing HEB Grocery as the anchor of Sienna Village Shopping Center a 26 acre development at the entrance of the 10,000 acre master-planned community of Sienna Plantation. Currently, WDJ is completing Phase I consisting of two retail pad buildings as well as in-line retail space totaling 30,000 square feet with the goal to deliver shell space to the tenants in July 2009.
As the economy has directly affected the capital markets thereby reducing the ability to develop new retail product, WDJ is capitalizing on the other businesses it has established such as WDJ Management, a full service property management company which manages and leases over 500,000 square feet of retail and office properties. WDJ continues to actively pursue additional property management assignments offering a full complement of support staff to oversee every aspect of the management and leasing of each property. Accounting reports are produced monthly with the use of the Timberline accounting software package. Timberline coupled with Crystal Reports for Timberline, WDJ has the flexibility to design accounting reports in a user-friendly format for each individual client.
Asset Capital Builders, the construction company created by the Principals of WDJ recently completed over a million dollars of renovation work related to Hurricane Ike and will continue to competitively bid on small to mid-sized construction projects encompassing lease finish improvements, renovation and new construction in the Greater Houston area as well as out-of state.
